§ 38-396. Mechanical equipment and utilities.

  • The following requirements shall apply to all site plans and new installations, not including replacement equipment and wind energy systems, for uses in the RM-1, RM-2, OS-1, B-1, B-2, B-3, B-4, and PUD zoning districts.

    (a)

    Ground-mounted mechanical equipment, such as blowers, ventilating fans, and air conditioning units, are permitted only in nonrequired side yards and in any rear yard, as determined by the building official/zoning administrator.

    (b)

    Mechanical equipment shall be placed no closer than three (3) feet to any lot line in the B-3 zoning district.

    (c)

    Any ground, building, or roof-mounted mechanical equipment or utilities, including water and gas meters or related devices, utility boxes, transformers, elevator housings, stairways, tanks, heating, ventilation and air condition equipment (HVAC), and other similar equipment, shall comply with the following standards:

    (1)

    All such equipment shall be screened by a solid wall, fence, landscaping, and/or architectural features that are compatible in appearances with the principal building.

    (2)

    Roof-mounted equipment shall not exceed a height of ten (10) feet above the surrounding roof surface, and shall occupy no more than fifteen (15) percent of the total roof area. All roof mounted mechanical units must be screened at a height equal to or greater than equipment being screened or otherwise be demonstrated to not be visible from all properties located within a distance of three hundred (300) feet.
